The Concept Design stage is the first part of the process. Working closely with you, we explore ideas in response to your brief and the conditions of the site, usually across two to three meetings to develop the brief that will guide us through the project.
You will be able to visualise the design at this stage, with general planning research, early material and finish palettes, and floor plan layouts with accompanying 3D images to complete the overall picture of your project.
At the end of the Concept Design stage, and with your approval, we move on to Town Planning (if required) and Design Development — during which we compare the design against a cost estimate to ensure we are meeting budget.
In this stage we begin to document your project in accordance with planning and statutory authority requirements for lodgement. We meet to refine and approve the design prior to lodgement.
Design Development is where we refine the design and hone into the finer details of the brief, developing detailed architectural documentation and drawings. In this stage we may engage the required consultant team, casting a wide net to progress the project forward.
We start to focus on the interior plans, produce detailed internal elevations and 3D views of your spaces with material selections progressing how the spaces look.
At this stage and level of information, we update the Cost of Works estimate to maintain alignment with your budget.
In the Contract Documentation stage, all materials, details, and finishes are confirmed and translated into a complete set of drawings and specifications ready for tender and construction. We coordinate the consultant team to produce their accompanying documentation, bringing everything together into a cohesive set. A revised Cost of Works estimate is prepared at this stage to provide a clear baseline before tenders are sought.
With the documentation complete, we prepare a shortlist of builders suited to your project and, with your approval, issue the tender package. We assess all submissions on receipt and provide you with a clear report for review.
Once a tender is accepted, we manage the contract negotiation and prepare the contract documents for signing. Where a project is better suited to working directly with a preferred or nominated builder, we are equally comfortable with a negotiated approach.
Once a builder is appointed and the construction contract signed, we work with the consultant team to prepare and submit all required documentation to the Building Surveyor. Construction cannot commence until the Building Permit is issued — we manage this process to keep the project on track.
As Contract Administrator, we manage the contract between you and your builder throughout construction. We respond to requests for information, assist in resolving on-site queries, and assess progress claims and variations — working alongside a quantity surveyor where engaged.
This is where the design becomes real. We attend site regularly to ensure the original design intent is carried through in full, from the first inspection to practical completion.
The defects liability period covers 12 months from the date of practical completion. We remain available in our role as Contract Administrator to assist in the orderly completion and rectification of any defects that arise during this time.
Beyond the core stages, we offer a range of additional services including pre-purchase and pre-design consultations, master planning, feasibility studies, interior design, landscape design, and furniture and soft furnishing selection.
Our projects typically encompass the full interior design scope — though we are equally happy to collaborate with your preferred interior designer should you wish to engage one separately.
